What snagging actually means.

Snagging is finding, recording and reporting the things a builder did not finish or did not build to standard, so they come back and put them right. A snag is a defect. The list of them is the snagging list.

The one paragraph answer

Snagging is the inspection of a newly built home for defects, and the written record that comes out of it. A snag is any item that is missing, damaged, badly finished or not built to the standard the warranty requires. You record each one with a photograph and a description, send the list to the developer, and they are responsible for putting right the ones that breach the standards they built to.

A snag is a defect

A door that catches. A cracked tile. Filler left unpainted. Anything a competent builder would agree was not finished properly.

Not everything is a snag

Shrinkage cracks as a house dries out are normal and expected. So is minor settlement. Knowing the difference is what keeps a list credible.

The list is the leverage

Dated, written, photographed. A verbal complaint on a doorstep is not a record. The document is what any escalation stands on.

Where the word comes from, and why it matters

On site, a snag has always meant a small piece of work outstanding at the end of a job: the punch list, if you learned the trade in North America. It carried over to housebuilding, and then to the handover of a new home to the person who bought it.

The word matters because it sets the tone. A snag is not an accusation. It is a normal, expected part of finishing a building, and site managers deal with them every week. Lists that read like complaints get resistance. Lists that read like a trade handover get worked through. That is the whole difference between a document that gets fixed and a document that gets filed.

Who does the snagging

Three people commonly do it, and the choice usually comes down to time and money rather than skill.

The buyer

Free, and you know the house. Version 2 of the New Homes Quality Code, published March 2026, gives you the explicit option of carrying out the pre-completion inspection yourself using the NHQB checklist. The hard part has never been spotting defects, it is producing a document the site manager treats seriously.

A professional snagging inspector

Typically £300 to £600 for a new build depending on size. Under the Code an inspector you appoint must belong to a recognised professional association such as CABE, CIOB, ICWCI, RICS or RPSA, and hold professional indemnity insurance.

The developer’s own team

They snag before handover as a matter of course. It is their standard, applied by their staff, under their deadline. It is not a substitute for your own walk.

From reservation to two years after completion: the Code

If your developer is registered with the New Homes Quality Board, the New Homes Quality Code protects you from the point of reservation and for two years after legal completion. Issues found at a pre-completion inspection that breach warranty technical standards are the developer’s responsibility to address, ideally before legal completion or within 30 days where that is not possible.

Years one and two: the builder warranty period

Under an NHBC Buildmark policy the developer is directly responsible for putting right defects caused by their failure to build to NHBC standards. NHBC runs a free resolution service across this window if the developer will not engage.

Years three to ten: structural cover only

The cover becomes insurance against specified structural defects. Cosmetic snagging is no longer part of it. Anything you did not raise in the first two years is, in practice, yours.

What does snagging mean?

Snagging means inspecting a newly built property for defects and recording them in writing so the developer puts them right. A snag is a single defect: something missing, damaged, badly finished, or not built to the standard the warranty requires.

Is snagging only for new builds?

The word comes from new build handover, but the same process is used at the end of any construction or refurbishment job. A contractor finishing an extension, a landlord taking a property back, and a housing officer inspecting a void are all doing the same thing under a different name.

What is not a snag?

Normal shrinkage cracking as a new house dries out, minor settlement, and wear you caused yourself are not snags. Including them weakens the credibility of everything else on your list.

Does snagging cost anything?

Doing it yourself costs nothing. A professional snagging survey for a new build typically costs between £300 and £600 depending on the size of the property.
